Following a competitive tender exercise managed by Lomond & Co., WMR Contractors was appointed to undertake extensive insurance reinstatement works at ‘Woodacre,’ a residential property in Helensburgh. The overall project value, including client direct items, was circa £310k.
The property had suffered significant damage following a burst main incoming water supply earlier in 2025. What began as a standard water damage restoration project quickly evolved into a complex structural challenge, demanding meticulous planning and technical agility.
Key Works & Challenges
The project scope was comprehensive, spanning a total of 24 weeks and requiring a phased approach to ensure the structural integrity of the home before cosmetic works could proceed:
- Strip Out & Investigation: The initial phase involved a complete strip-out of the damaged areas. During this process, a series of unforeseen structural issues were identified that required immediate attention.
- Structural 'Make Safe' Phase (4 Weeks): Working closely with McColm Civil & Structural Engineers, WMR executed a crucial 'make safe' phase. This involved stabilizing the building fabric and rectifying the defects uncovered during the strip-out. This complex structural element was completed in 4 weeks.
- High-Quality Reinstatement (20 Weeks): Once the structure was secured, the team proceeded with the high-specification reinstatement of the interior, delivering a finish that restored the home to its pre-incident quality over 20 weeks.
Project Management & Collaboration
Successful delivery relied on exemplary collaboration between WMR, the design team, and the Contract Administrator. WMR maintained close communication with Lomond & Co. to navigate the complexities of the structural repairs while managing the insurance reinstatement schedule.
The project was successfully handed over in late 2025, returning a safe, fully restored, and high-quality home to the client.
