Allan House

WMR Contractors was appointed as the principal contractor by RJH Ltd. to undertake a comprehensive refurbishment of the disused basement area within Allan House, a prominent Grade A office development on Bothwell Street, Glasgow. The project was completed over a tight 6-week duration, aimed to transform a dilapidated basement corridor and existing washrooms into high-end, luxury facilities and to establish a new, accessible corridor to the car park for the building's tenants.

Working alongside Contract Administrator C2:Concepts, the project's core challenge was to completely modernise the area, moving from a dated, disused state to a facility matching the Grade A quality of the rest of the building. The scope was exhaustive, requiring a full strip-out and a comprehensive renewal of essential services and infrastructure.

The aesthetic goal was to create washrooms defined by luxury and durability. This involved the precise installation of high-quality finishes, including detailed wall and floor tiling, bespoke fittings, and the seamless laying of Luxury Vinyl Tile (LVT) in the corridor. Crucially, the refurbishment also incorporated essential structural and service upgrades to meet modern compliance and efficiency standards.

The project's complexity lay in the complete design and replacement of all core mechanical and electrical systems within the constrained basement area. WMR took full responsibility for the M&E infrastructure, including a new HVAC system, a complete electrical system with new DB boards, and a full renewal of hot and cold plumbing supplies alongside a new Hot Water System. Simultaneously, Safety and Compliance were addressed through structural alterations, the installation of fire-rated partitions and new fire doors, and the overhaul of fire detection and emergency lighting systems. The refurbishment concluded with the execution of precise Architectural Finishes, including a new grid ceiling, comprehensive decoration, and the final installation of all new sanitaryware, resulting in a pristine, functional, and visually superior amenity.

WMR Contractors successfully delivered the high-value project on time and within the 6-week deadline. The dilapidated basement space was fully revitalised, providing the tenants of Allan House with luxury-standard washrooms and a fully accessible, compliant route to the car park. This project demonstrates WMR's capability as a principal contractor to manage complex, multi-disciplinary fit-outs-from design coordination and structural alteration to the precise integration of modern M&E services and the delivery of high-end finishes-within a live commercial environment.
