In November 2024, WMR Contractors was appointed as Principal Contractor for the internal and external refurbishment of an existing commercial unit in Brechin, Angus. This extensive project involved the transformation of the ground floor of a two-story traditional sandstone tenement into a large, luxury residential property.

The project was procured via a traditional competitive tendering process, where WMR's previous experience in similar projects secured their inclusion on the shortlist. The work was conducted within a ‘live’ occupied tenement building, requiring meticulous planning and daily site segregation checks to ensure the safety of other residents.

The project scope was comprehensive, focusing on premium materials and sophisticated design. Key works included:

  • Structural & Foundational Repairs: The project began with intrusive rot and damp surveys to the existing timber flooring and external facades, followed by extensive timber repairs. This also involved re-routing incoming services and conducting structural inspections.
  • High-End Finishes & Bespoke Joinery: The conversion featured a high-end finish, including the repair and replacement of decorative coving and wall panelling. WMR installed new feature fireplaces, a new kitchen, and bespoke joinery in the main living and bedroom spaces.
  • Flooring: New concrete floor slabs were installed in isolated locations, with finishes including floor screeds and luxury vinyl, marble, and carpet tiles.

Regular communication was a cornerstone of this project. WMR was in constant liaison with the client and design team to ensure material choices aligned with their aspirations. Additionally, regular meetings with adjoining property owners kept all parties informed on progress and minimized disruption. The project was managed with weekly program reviews and site technical meetings to ensure a smooth delivery.

Successfully completed in spring 2025, this project showcased WMR's expertise in executing complex residential conversions. By navigating the challenges of a live environment and focusing on high-quality craftsmanship, WMR delivered a truly exceptional and luxurious living experience.
